This website is hosted on a server operated by Hostinger International Ltd. (Cyprus/Lithuania). With each page visit, the following data is automatically stored in server log files:

  • Requested page / URL
  • Browser type and operating system
  • Referrer URL

This data is technically necessary for the operation of the website and is not combined with other data sources. Legal basis: Art. 6(1)(f) GDPR (legitimate interest in secure website operation). Log files are automatically deleted after 30 days.

4. Contact

When you contact us by email, WhatsApp or through a contact form, the data you provide (name, email address, message, phone number if applicable) is stored for the purpose of processing your enquiry.

Legal basis: Art. 6(1)(b) GDPR (pre-contractual measures) or Art. 6(1)(f) GDPR (legitimate interest in responding to enquiries). Your data will be deleted once the enquiry has been conclusively processed and no legal retention obligations apply.

5. Property Calculator (Lead Gate)

Our property calculator can be used without providing any personal data. All calculations are performed locally in your browser. No data is transmitted to our servers during calculation.

To receive the full analysis, we ask for your first name and email address. We use this data to provide you with the analysis and to contact you if you are interested.

6. Cookies

This website uses a cookie banner that allows you to accept or decline optional cookies.

7. Third-Party Services and Data Transfers

7.1 Airtable (CRM)

Contact enquiries and lead data are stored in Airtable (Formagic Inc., San Francisco, USA). Transfer to the USA is based on the EU-US Data Privacy Framework. More information: airtable.com/privacy

7.2 WhatsApp (Meta)

If you contact us via WhatsApp, the privacy policy of Meta Platforms Ireland Ltd. applies. We have no influence over data processing by WhatsApp. More information: whatsapp.com/privacy

7.3 Google Fonts

This website loads fonts locally (self-hosted). No connection to Google servers is made.

8. Newsletter

When you subscribe to our newsletter, we process the following data:

  • Email address, name (optional), language preference, selected categories (properties/guides)

Legal basis: Art. 6(1)(a) GDPR (consent via double opt-in).

Newsletter delivery is handled by Brevo (Sendinblue), Sendinblue GmbH, Kopenicker Str. 126, 10179 Berlin, Germany. We track open rates via tracking pixels and delivery status.

You can unsubscribe at any time using the link in every newsletter email. After unsubscribing, your data will be marked as inactive. Complete deletion is available upon request.

9. AI Chatbot

Our chat widget uses AI services to answer your questions. The chat is only activated if you consent to it in the cookie settings.

  • Data processed: your chat messages, session ID, page language
  • Provider: OpenRouter (OpenRouter Inc., USA) or Anthropic Claude, depending on configuration
  • Legal basis: Art. 6(1)(a) GDPR (consent via cookie banner)
  • Chat histories are stored in our database and automatically deleted after 90 days
  • No personal data is transmitted to the AI provider unless you enter it yourself in the chat

10. Email Delivery

For sending emails (newsletters, notifications, download links) we use the SMTP service of Brevo (Sendinblue GmbH, Berlin).

  • Data processed: email address, name, subject, message content
  • Brevo processes data in accordance with the EU GDPR. Privacy policy: brevo.com/legal/privacypolicy
  • Legal basis: Art. 6(1)(b)/(f) GDPR

11. Downloads

When you download free content (e.g. checklists), we collect:

  • Name, email address
  • Legal basis: Art. 6(1)(a) GDPR (consent)

The download link is personalised and time-limited (7 days, max. 3 downloads). You may optionally subscribe to the newsletter at the same time. No separate consent to be contacted is given unless you expressly agree.

12. Data Sharing with Property Partners

When you submit an enquiry about a specific property, your contact details may be forwarded to the responsible property partner (developer/agent).

  • Data forwarded: name, email, phone, message, property reference
  • Legal basis: Art. 6(1)(b) GDPR (pre-contractual measures)
  • Forwarding only takes place after review and approval by us
  • Partners have access to their assigned enquiries via a secured portal

13. Data Retention

  • Lead enquiries: 12 months after last activity, then archived
  • Newsletter subscribers: until unsubscription, then marked inactive, deleted after 6 months
  • Chat histories: automatically deleted after 90 days
  • Download tokens: automatically expire after 7 days
  • Audit logs: 12 months
