What does the calculator compute?

Buying costs (VAT, transfer fees, lawyer fees), running costs, rental cashflow, capital appreciation and exit scenarios after 3, 5, 7 and 10 years. Based on current tax law and market data.

Is the tax data up to date?

Yes. The calculator reflects current Cypriot tax law. We update it promptly when rules change.

Is the calculator free?

Yes. The basic calculation works without sign-up. For the full report with exit scenarios and a Germany comparison we ask for your first name and email; the report is then shown directly on the page.

Investment vs. own use, what is the difference?

For an investment property the calculator uses 19 % VAT and rental income. For own use it uses 5 % VAT (up to 130 m² or €350,000) and no rental income.

Does the reduced 5 % VAT rate apply to my property?

For properties with a building permit issued after 31 October 2023: 5 % VAT for own use up to 130 m² or €350,000, above that 19 %. For older projects with a permit issued before 31 October 2023, the transition rule can still be applied for from the Ministry of Finance until 15 June 2026: 5 % on the first 200 m² with no value cap. We check which rule applies to your property in the first call.

What does off-plan mean?

A purchase made before or during the construction phase. The price is typically 10 to 20 % below the later market value. Payments are tied to construction milestones.

Where does the rental data come from?

From local rental platforms and broker data, updated regularly. The pre-filled values are averages, you can adjust them at any time.

Can I include financing?

Yes. The calculator has a financing option. For most buyers in Cyprus a cash purchase is common; financing can increase the return on the equity invested.
